the area between the Mangrove Cay property and Tampa Bay is a wetland preservation area. "It’s a unique opportunity because there will be no obstructed views of the bay," he adds. To take advantage of the views, the two bottom floors of the Man-grove Cay buildings will be reserved for resident parking.

The first of the 11 residential floors in each building will be about 30 feet above sea level. Even from the first floor of condominiums, the views will be "spectacular," "Another feature of the property is a spring-fed pond, over two acres in size, that provides a wonderful opportunity for bird watching," "Every time I visit the site, there is an abundance of bird life.’ The condominium units will include granite countertops, wood cabinetry, decorative floor and wall tile, carpet and expansive balconies.

Buyers will be given substantial input regarding the interior design of their residence. Complimentary professional design assistance will be available to assist buyers in choosing the interior finishes. A community center, including a lakefront pool, whirlpool spa and shade cabanas, is planned for Mangrove Cay as well. For more than 30 years, the Byrd Corp. has been designing and constructing luxury residences and Byrd insists that Mangrove Cay will incorporate the same commitment to quality and detail the company has put into its developments.

Three floor plans are available and priced from the mid-$300,000s to $650,000. A two-bedroom, two-bathroom model, The Bromeliad, ~ encompasses more than 1,600 feet of living space. The Banyan is a three-bedroom, two-bathroom model with more than 2,100 square feet of living space.

 

The Medjewel, a 2,300-square-foot floor plan with three bedrooms and three bathrooms, is available in limited numbers. construction methods used will bolster the durability of the buildings. Construction of the first phase of Man-’grove Cay is scheduled to begin late this summer, with occupancy expected in late summer 2005. Reservations for the condominiums are being offered through. "We’ve been taken back by the amount of interest and traffic we’ve received already, "we expects all 110 residences to sell quickly.
