Announced in March 2003, this residential highrise will be the tallest building in Tampa when completed. Topping out at 593 feet, the Whiting/Ashley Condo tower will be 14 feet taller than the city's current tallest, 100 North Tampa.

The 50 story tower will contain 213 condos, including 9 penthouses on the top floors. The building was designed by local architects Smith Barnes Santiesteban, and contains retail space and a restaurant on the lower floor, topped with an 8 level parking garage. In January of 2005 real estate developer Donald Trump announced he would be developing the project along with local firm SimDag, LLC.

The project's name was changed to Trump Tower Tampa at that time. The development company gives a build time of 24-30 months and expects construction to begin in early 2005. When billionaire developer Donald Trump announced plans this month for a 52-story, superluxurious condominium on the Hillsborough River, many wondered why The Donald would build such a pricey project in a city such as Tampa. why Trump took so long to get here.

Trump's project, Trump Tower Tampa. this is something special," If you're wondering who's in line to buy the 190 condominiums at Trump Tower Tampa, stop picturing high-paid professional athletes and New York socialites, and start looking at your neighbors Also, don't think of Trump Tower Tampa as a caviar anomaly in a Cheez Whiz town but as just one example of the kind of high-end residential development taking hold in Tampa.

The demand for luxury real estate can be explained by demographic figures that show the region has a significant and growing population of high-net-worth households that can afford high-priced city condos. Consider: Despite its humble demeanor and blue-collar reputation, Tampa boasts nearly 10,000 households with more than $1 million in investable assets. High-priced real estate is nothing new for Tampa what is new is the idea of stacking luxury homes in condos rather than spreading them out as single-family houses. Luxury-home buyers are starting to show strong interest in condominiums and urban living, much like home buyers in other income brackets.

Trump Tower Tampa developers won't release information about presales, but potential buyers report that many of the units are reserved. This return to the city life, which reflects the changing demographics and needs of home buyers, also is playing out in other cities including St. Petersburg, Fort Lauderdale, Miami and Atlanta. Add the trends together, and luxury condo projects such as Trump Tower Tampa, where prices start at $700,000 and run to more than $6 million, don't look like gambles.

"Is [Trump Tower Tampa] feasible in terms of numbers? I think it would probably pencil out very handsomely," Donald Trump announced plans for a 52-story luxury condominium in downtown Tampa. The project, to be called Trump Tower Tampa, will be developed in a partnership with local Tampa Bay-area developers SimDag-RoBEL LLC. According to a release, Trump Tower Tampa will be Trump's first project on the Gulf of Mexico.

"We are developing a signature landmark property so spectacular that it will redefine both Tampa's skyline and the market's expectations of luxurious condominium living," stated Trump. "Trump Tower Tampa will undoubtedly have a phenomenal impact on the city." The $220-million development will be located on a 1.5-acre site along the Hillsborough River in the heart of Tampa's financial and cultural districts.

The building, which will be the tallest residential building on the Gulf, will feature 190 condominium and penthouse residences ranging from 1,991 square feet to 6,150 square feet and priced from $700,000 to more than $5.5 million. "I appreciate Mr. Trump's investment in Tampa," "This is an exciting residential project along our Riverwalk and will add greatly to building a vibrant downtown neighborhood."
