The Ventana project was announced in July, 2004. The development calls for two 11 story condo buildings with 84 units. Retail and parking will fill the first two levels, tying in the Ventana with the Grand Central project just across the street. The name "Ventana", which means window in spanish, was chosen because over 50% of the buildings' exteriors will be glass. Condo prices start at about $250,000 on this $34 million project. Construction should begin in early 2005 for a late 2006 opening.

"A lot of things have occurred in a very short timeframe. There's a continued migration of people to the area, and now there seems to be a huge interest to live, work and play from where people work. The demand just seems to be increasing." The demand is measurable due to the fact that newly announced projects in the area have either sold out or have received a great deal of buyer interest. Ventana is just one of 12 projects in various stages of development.

When the District residential community was envisioned, the idea was to have lofts across from cruise terminals. Prices announced less than two years ago were starting at $155,000 at 212 Lofts on 12th Street and $150,000 in Victory Lofts at 12th All units at Victory Lofts and 212 lofts have sold and are under contract. All 260 units at the mixed-use The Towers have been reserved.

Now the emphasis is on larger, more expensive units with loads of amenities, such as concierge services and terrace pools with spa areas. city planners expected that the District would be more lower priced than most of South Tampa, but that the area now has taken on a life of its own.

the city's economic development manager, said the new mixed-use projects near downtown Tampa will add to the area's current entertainment offerings. "The fact of the matter is that the downtown does have a great many things to offer the community," "There's the Tampa Bay Performing Arts Center, the aquarium and the Channel District Square that attract and keep people downtown.

 If location is the key to prime real estate, then Ventana is a community that will be second to none, a co-owner of one of Tampa’s newest condominium developments.

"We are strategically located on the northwest corner of the highly visible, and conveniently accessible to south Tampa, north Tampa and downtown Tampa," says Ware.

"The convenience of a streetcar station is located right across the street. Our intersection is what the city calls a ‘gateway’ into downtown," Ware, who along with Don Edington, owns and is developing the community that will feature 84 residences once it is competed in late 2006.

The Ventana sales center opened in mid-December, adding that "pre-sales are occurring at a pace greater than our expectations. This, we believe, is a result of several unique qualities."

The community is only 84 residences, not 200-plus like other proposed developments, which provides a much smaller scale and a sense of intimacy for our residents, Ware. Additionally, residences come with two parking spaces and a personal climate-controlled storage unit, he adds.

Ventana offers eight floor plans ranging from a one-bedroom, two-bathroom, 1,143-square-foot floor plan to a two-story, three-bedroom, three-bathroom, 2,660-square-foot penthouse residence, Prices range from the $400,000s to more than $1 million, he says. Some residences have dens, all have a private balcony and separate laundry room.

"We’ve had more compliments on our floor plans," he says. "All residences have floor-to-ceiling windows in the main living areas to capitalize on the tremendous views of the downtown skylines and channels that surround the area.

"We chose the name Ventana for its meaning of ‘window’ in Spanish."

The community is divided into two 11-story buildings that are joined on one level by a landscaped terrace. Each building has 42 residences, with private elevators leading from the secured and exclusive resident parking levels,

"Our fourth-floor terrace level will offer a swimming pool and Jacuzzi, outdoor grill and dining area, clubhouse, fitness center and sauna, and clubroom. A concierge also will be available in the clubhouse," he says. "We’ve designed the community to be as comfortable and livable as possible, in an exclusive and intimate way."

The bottom floor of Ventana will feature 7,600 square feet of boutique retail space that is expected to include a day spa, deli and coffee shop for residents’ convenience,

that Ventana also will feature a "smart home" system that will allow the residents to turn on or off items such as lighting and air conditioning from their cell phones.

Interested buyers are professionals who have ranged from young singles, couples and empty nesters who no longer want to deal with maintenance issues,. Some are buying a Ventana residence as their first home, while others are choosing one as their second. and that financing is arranged and the company has started site work.
