The developers of Audubon Condominium at Feather Sound knew they had a truly special property and that they picked a great time to offer it to home buyers. The communityís 14 three-story buildings, off Ulmerton Road in Clearwater, offer lakefront and park views along with an easy commute to two international airports and the business centers of Tampa, St. Petersburg and Clearwater.í

But the response from buyers has been so enthusiastic that it has surprised even the developers. "Sales have been going like crazy," Ceebraid Signal Corp., the developers of Audubon. "Itís been less than two months since we held our grand opening, but weíve already quadrupled our initial sales projections."

 Todayís low interest rates make the property even more attractive. "We can price Audubon competitively and make it a very viable option, even for first-time home buyers and empty nesters."

"I havenít seen anything sell as strong as this in this market for quite some time," "In less than 30 days, weíre almost half-way through in sales. Itís amazing."

Business leaders in the area say developers couldnít have designed a better locaton for Audubon. "Itís an incredible employment center, and itís getting bigger all the time, "And the transportation system for the entire area comes together right there."

Audubon has been a successful apartment community since it was built in 1990. When Ceebraid- Signal acquired the property and converted it to a condominium, the company spent millions of dollars renovating and upgrading the individual units as well as the amenities and common areas.

"What you have is a community where the buyer can purchase a base unit or buy an upgrade package where we put in new kitchen cabinetry stainless-steel appliances, granite countertops and new bathroom fixtures," "We also have single-car garages and car-ports available for purchase. Weíre a gated community, with a security attendant."

Audubon probably didnít need all that extra attention, because the construction was solid and residents already were happy with amenities. But Ceebraid-Signal officials wanted to enhance it even further Besides adding amenities, including a poolside business café, Ceebraid- Signal has renovated all the existing ones.

Residences at Audubon Condominium range from 786 to 1,572 square feet, with six floor plans in 14 three-story buildings. Two designs feature loft space. Prices range from $110,000 to $192,000.

Audubon Condominium in Clearwater, is about 80 percent sold, The 295-unit Audubon Condominium is located in the growing Gateway district in east central Pinellas County. Sales prices start around $140,000 for two-bedroom units and $190,000 for three- bedroom units; one-bedroom units are sold out.

The conversion at Audubon Condominium began in early 2004.
